ACTION REQUESTED:
The Heritage Preservation Commission is asked to approve materials and colors of a two-stall detached garage located on the alley behind the main building of 512 Division Street South.
SUMMARY:
The property owner of 512 Division Street South is planning to build a two-stall detached garage located on the alley behind the main building. The two-stall garage will be for the condominium residences.
The garage will be made of tan cement board siding and will have a dark bronze tin roof (both matching the main building). The size and setbacks of the garage meet the Land Development Code requirements as presented.
ANALYSIS:
The Northfield Downtown Historic Preservation Guidelines provides direction on New Downtown Construction primarily for the front façade of the building.
Detailing, materials and color are items for considerations of this building. Detailing in terms of the cornice lines and windows, are usually minimal on the rear and sides of properties. This garage will have no windows or cornice.
Materials of several surrounding buildings on the interior side and some corner sides of the building are composed of a more commercial materials. Color of the cement board siding will be tan like the EIFS on the main building. Color of the tin roofing material will be dark bronze, which matches the main building as well, where portions of the rear façade will have the metal tin.
RECOMMENDATION:
Staff recommends approval of the proposed two-stall garage with tan cement board siding and dark bronze tin roofing.
