The Northfield City Council approves the attached Resolution Accepting Public Improvements for the Hills of Spring Creek 6th Addition.

Summary Report:

The City Council is being asked to accept the public improvements for the Hills of Spring Creek 6th Addition.  Hills of Spring Creek 6th Addition consists of nine single-family residential lots, and associated public improvements on the development property including street improvements, sanitary sewer, water main, storm sewer management facilities, sidewalk, and grading and erosion control facilities.

City Council approved the Development Agreement for Hills of Spring Creek 6th Addition via  Resolution 2014-075 (Attachment 2) at the July 8, 2014 City Council meeting.  The Developer has submitted all of the required documents as laid out by the above-mentioned Developer’s Agreement.  This project has been reviewed by the Public Works staff and is recommended for acceptance (Attachment 3).

This project had some delays related to acceptance of the public improvements related to the construction of the on-site storm water facilities.  The developer has now corrected those issues and the City is now able to accept the public improvements.

Alternative Options:

This project has been completed and the final acceptance is needed to close out the agreement.

Tentative Timelines:

Upon acceptance by the City Council, the City of Northfield will assume ownership of all installed public infrastructure.
