Presentation on updates to the Reubenstein

SUMMARY AND ACTION REQUESTED:
The HPC is requested to review preliminary information on planned improvements to 501-505 Division Street, former home of the Reubenstein, and provide feedback to the applicant.
BACKGROUND:
Staff has been in communication with the owners of the property, which is comprised of three historic buildings: 501 Division, the Scofield Bldg.; 503 Division, the Kelly Bldg.; and 505 Division, the Henderson Bldg. The property is currently undergoing interior renovations. There are some planned exterior changes that the HPC will need to review. This preliminary review will help ensure the project moves forward with designs that meet the Secretary of Interior’s Standards. Official application for a Certificate of Appropriateness will come next year.
ANALYSIS:
The preliminary proposal for the properties includes:
• Paint color change, black trim
• Removal of the entrance door in 503 building and adding a matching window across the front.
• Removal of awnings on second floor, or replacing with much smaller awnings
• Replacing current awnings on first floor with new awnings.
• Addition of a street level patio behind the 501 building, on 5th street side. Currently the dumpster area.
• Replacing the current back deck with a new deck.
• Addition of windows on the 5th street side of 501 building, mirroring the front windows on Division street side.
The applicant will be bringing handouts for the board to review.
