Consideration of a Resolution Approving a Minor Subdivision for 1011 Poplar St. S.
Body
Action Requested:
The Northfield City Council is asked to approve the attached resolution for a minor subdivision creating Chapman Lots.
Summary Report:
The applicant, Chapman Revocable Trust, has applied for a lot to be split to create Chapman Lots Block 1, Lot 1 & Lot 2. The two parcels will remain zoned Residential 1 (R-1). The subdivision of the lot will create a buildable parcel on the southeast corner of Woodley St. and Poplar St. S.
According to Article 8 of the Northfield Land Development Code (LDC), a minor subdivision follows a Type 5 review procedure. Type 5 review procedure decisions are made by the City Council with staff recommendation and do not require a public hearing at the Planning Commission. The criteria and findings are attached to the resolution.
City code requires subdivisions along state or county highways to provide a comment letter from the relevant authority. MNDOT staff responded to the request for a letter stating they had no comments or corrections.
Staff recommends approval of the Chapman Lots plat, which will create Block 1, Lot 1 & Lot 2.
Alternative Options:
The provisions of the Type 5 review procedure are met, and therefore, no alternative options are offered.
