The HRA asked staff to follow up with the Homeowners Association.

The provided financial report shows that the HOA currently has some savings due to a recent payoff of a HOA loan taken out five years ago for siding and window replacement.  The HOA has informed staff that they are facing a range of critical repairs stemming from structural and grading issues that date back to the original construction. One such structural issue is the lack of proper support beams beneath porch areas which has led to noticeable sagging or leaning in several porch roofs.

 

While the HOA is aware that the driveway also needs substantial attention based on past bids, no new bids or additional planning has moved forward this year while waiting for the HRA’s decision. HOA representatives have let staff know that they hope to defer the driveway repairs until the more urgent structural issues affecting the buildings themselves can be resolved and don’t feel comfortable soliciting new bids at a time when the HOA isn’t in a position to hire anyone to do the work.

 

Alternative Options:

The HRA could look at establishing Housing Improvement Areas (HIAs). The HRA Board has asked that staff research this more and to provide additional information at a future meeting.

 

Financial Impacts:                     

The HOA would like the HRA to consider their request in the future.
