SUMMARY AND ACTION REQUESTED:

The HRA Board will be meeting in a closed session to consider the listing price and potential counteroffer scenarios for the sale of real property at 2330 Elianna Drive.

 

BACKGROUND:

The Northfield HRA’s mission is to be a partner in providing a sufficient supply of affordable, adequate, safe and sanitary dwellings in Northfield. Our goal is to create a community with housing opportunities available along the entire housing spectrum: from renters to homeownership, first-time homeowners, to senior living, workforce housing and empty-nesters.  We strive to create affordable housing opportunities and strengthen our neighborhoods utilizing:

In response to the 2008-2009 foreclosure crisis, HRA purchased two (2) 4-bedroom townhomes directly from the developer who could not sell them. HRA rented these units to families who lost homes to foreclosure to help community members rebuild credit and keep children impacted by the foreclosure crisis in the school district. In 2022, HRA made the decision to turn daily operations away from property management and offered a right of first refusal to all tenants. One of the rental homes was sold to the existing tenants and we closed on the sale in June 2025. The tenants at 2334 Elianna Drive chose not to purchase the townhome and vacated the property.

 

Staff worked with a Realtor and property manager to determine repair items and list price for the property. Staff recommends the unit be rehabbed and not pass deferred maintenance on to the next owner.

 

A Public Hearing will be held at the next HRA meeting as required by Minnesota Statute Section 469.029.
