Consideration of a Resolution Approving a Minor Subdivision for Outlot C, Gleason Third Addition.

Action Requested:                     

The Northfield City Council is asked to approve the attached resolution for a minor subdivision creating Gleason Fifth Addition.

 

Summary Report:

The applicant, City of Northfield, has applied for a subdivision to create Gleason Fifth Addition Block 1, Lot 1. The parcel will remain zoned Industrial (I1-B). The subdivision will create a buildable parcel along Cannon Rd. The parcel is currently platted as Outlot C, Gleason Third Addition. This subdivision process will officially plat the “outlot” into a lot and block legal description, which can then be recorded with Rice County.  There is no actual split or change in the outlot.

 

An “outlot” in this example is basically a piece of land that isn’t yet ready or approved for building - it’s like a placeholder on a map. When a property is subdivided into a new “lot and block,” it means the city has reviewed and approved it as a proper building site. This process makes the land officially recognized as a buildable lot that can be developed, sold, or have utilities and permits issued for it under the city’s zoning and subdivision rules.

 

According to Article 8 of the Northfield Land Development Code (LDC), a minor subdivision follows a Type 5 review procedure. Type 5 review procedure decisions are made by the City Council with staff recommendation and do not require a public hearing at the Planning Commission. The criteria and findings are attached to the resolution.

 

Staff recommends approval of the Gleason Fifth Addition plat, which will create Block 1, Lot 1.

None recommended. The minor subdivision meets the criteria to plat the outlot into a formal lot and block plat.
